Flashing Doesn't Last Forever
Flashing fails for a few reasons: the original installation was done with just caulk instead of proper step and counter flashing; the mortar that holds counter flashing in the chimney joints cracks and lets it pull away; or the metal itself corrodes after years of exposure. In the Pacific Northwest, constant wet-dry cycles accelerate all of it.
A proper repair replaces the flashing — not just re-caulks it. Caulk-only fixes last a year or two before they fail again.

Where Chimney Meets Roof
Chimney Repair at the Roofline
The roofline is where most chimney leaks actually start. It's the junction of two different systems — masonry and roofing — that expand, contract, and weather at different rates. Roof chimney repair means treating that junction as a whole rather than patching one side of it.
When we're up there, we're looking at the step flashing woven into the shingle courses, the counter flashing set into the mortar joints, the sealant at the top edge, and the condition of the brick and mortar immediately above the roof plane. A roofer will often reseal the flashing and stop there; if the masonry behind it has opened up, the leak comes back the next wet season.
